BOC Zoning Hearing · 2026-08-18

Seventeen public hearing cases on a single zoning docket. That’s a full afternoon.

No contracts, no money changing hands, this meeting is purely about what gets built where across Cobb County. Every item is a land use decision, and most of them were held by the Planning Commission before landing here.

🔦 The 3 items worth your attention

One address comes up twice on the same agenda. 1665 Joyner Avenue in District 2 appears as both a new zoning case and a new land use permit, Z-29-2026 and LUP-16-2026, filed together, which usually signals a developer moving all the pieces at once for a single site. If you’re near Joyner Avenue, both cases are worth watching. (Items 17, 20)

The land use permit at 3917 Dallas Acworth Highway in District 1 skips the Planning Commission entirely and goes straight to the Board of Commissioners for a decision. That’s unusual. Most permits run through Planning Commission review first; LUP-7-2026 doesn’t, which means there’s no prior recommendation in the public record before the Board acts. (Item 13)

Three parcels on Old Canton Road and Shelley Court in District 3 are bundled into a single zoning case, Z-17-2026, covering 1795 Old Canton Road, 1785 Old Canton Road, and 1788 Shelley Court. Multi-parcel cases like this often involve larger redevelopment plans than a single-lot request, and this one was held by the Planning Commission before coming to the Board. (Item 6)
