Approve the minutes of the Development Committee regular meeting held on August 4, 2026. (item 26-2156) Routine.
-
Approve a conditional use to reduce the interior side setback for an existing shed from the required 10 feet to approximately 5.3 feet at a property near 87th Street and William Drive in Downers Grove (Anitei, ZONING-26-000028). (item DC-O-0030-26) The Zoning Hearing Officer recommends approval of a setback reduction for a shed that has existed for at least five years, allowing it to remain at roughly half the normally required side-yard distance from the property line.
-
Consider the Zoning Hearing Officer’s recommendation to deny two zoning variations for First Baptist Church — one to reduce minimum lot size from 40,000 sq. ft. to approximately 23,230 sq. ft. for a proposed reserve lot, and one to reduce the interior side setback for an existing place of assembly from 40 feet to approximately 6.11 feet (ZONING-26-000030). (item DC-O-0031-26) The Zoning Hearing Officer recommends denying both requested variances, which would block a lot split that would leave a new parcel well below the required minimum size and place an existing building far inside the required side-yard setback.
-
Approve a variation to reduce the front yard setback for a new covered porch from the required 27 feet to approximately 15 feet on the north side of Woodland Avenue in Winfield (Hummerich, ZONING-26-000031). (item DC-O-0032-26) The Zoning Hearing Officer recommends approval of a front-yard setback reduction of roughly 12 feet to accommodate a new covered porch addition.
-
Approve two conditional uses for Axiom Home Investments, LLC — one to permit an accessory dwelling unit and one to allow an existing detached accessory building to remain approximately 9.22 feet from the interior side setback — on a property near Lemont Road and Hillcrest Lane in Downers Grove (ZONING-26-000031). (item DC-O-0033-26) The Zoning Board of Appeals voted 6-0 to recommend approval, which would allow an additional dwelling unit on the property and let a long-standing accessory structure remain closer to the property line than current code requires.
-
Receive a presentation on the Building and Zoning Department’s proposed FY2027 budget. (item 26-2081) The committee will hear an overview of the department’s planned spending and priorities for fiscal year 2027, which shapes permitting, inspection, and zoning enforcement services for county residents.
